Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $65 per person 18 and older occupying the apartment. You may pay these online with a bank account, credit card (a small fee will apply), or cashiers check to the office. All application fees are non-refundable. CASH IS NOT ACCEPTED.
Applications may be found under the Floorplans tab of our property website, or you can stop in the office for a paper application during business hours.
Residents pay electric directly to Ameren UE. Residents are responsible for paying their portion of water, sewer, and trash monthly, and this is billed on their rent statement.
Security deposits start at $250 and may increase depending on qualifying criteria.
Rent is always due on or before the first of the month and a $50 late fee is assessed on the 6th of every month (even Sundays and holidays). A charge of $5 per day is assessed every day after the 6th until rent is paid in full.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. Pets living in the apartment will require a one-time, non-refundable pet fee for each pet in addition to the pet deposit (refundable). There is also monthly pet rent per pet. Please visit the pet policy page for more details. No breed or weight restrictions.
A one-time non-refundable Holding Fee of $100 is due at the time of application, and will hold the apartment off the market while we process your application.
The administrative fee is a non-refundable $100 fee that is due at move in.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is two (2) times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 14 days, they will need to fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Yes! We offer Charter/Spectrum and AT&T as service providers for all of our residents TV and internet services!
Yes! We have partnered with a national renter's insurance provider that offers a policy that meets our minimum requirements. For your convenience, you can enroll online at www.ePremiumInsurance.com or by calling 1-800-319-1390. If you enroll with ePremium, they will automatically send us your proof of coverage upon policy activation, so there is nothing further you would need to do.
If you elect to obtain coverage from another insurance carrier, you will be required to provide proof of this coverage to the leasing office and the policy must meet our minimum requirements of $100,000 Liability Coverage and $10,000 Personal Property Coverage. You are allowed to use gas or electric grills on the property. We also provide charcoal grills in our picnic areas.
If you are locked out during business hours, you can come to the office to be let back in your apartment. Outside of business hours, you will need to contact a locksmith.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

We moved to Forest Woods Apartments in January of 2024, and we have had a wonderful experience so far! Our leasing agent and she did a great job at communicating with us what the application + move-in process was with timely follow-up. There was also a move-in deal happening at the time that she made sure we received, which was much appreciated. The grounds, facilities, and units are in great shape.

It’s insane how smooth and efficient the process for maintenance is at Forest Woods. I’ve had a handful of requests for various things to be “fine tuned” in my unit and it’s so easy and quickly accomplished EVERY TIME. My most recent request was to fix the shower dial which I thought would take some time. Nope! They sent a really nice guy who was in and out in like less than ten minutes! Thank you to the Forest Woods team for their excellent support to tenant needs

The Forest Woods apartment complex is AWESOME. Not only do I have my own washer/dryer in unit, but the overall accommodations are very impressive. There’s even a community gym and pool! I can easily communicate with the office staff as they set it up so that you literally have like ten different ways to reach them. Any maintenance or inquiries you put in are met in like under a day…at least for me so far. Ha The location of this complex is private, but not secluded.

I’ve lived at Forest Woods for almost 2 years now - You can tell from the images it is a quaint environment, perfect for any student (quiet, friendly, etc.) - Lots of wild life you come across, and if they’re human, they’re friendly! - I really enjoy every experience I have with the staff in the office. They are consistently good at what they do and are ON IT. - Maintenance work is ALWAYS quick to be tended to when requested with rare exception - Dog friendly - big time perk.
